A court of the Northern District of Texas held that losses suffered by a lender resulting from mechanic's liens imposed on the insured contractor were not covered under title insurance policies because liens that occurred after the policy date were excluded from coverage, and the insured's extra-contractual claims also failed as a matter of law because the insured suffered no independent injury.
